What Is A Land Subdivision Plan?

A draft subdivision plan is required for all applications for subdivision. It shows the proposed lot layout, new roads, easements, reserves, and other aspects of your proposed development. Proposed subdivision plans display intended dimensions and areas, which are then subject to final survey. 

These plans are used for Development Applications and included in contracts of sale or expressions of interest. Once registered at NSW Land Registry Services (LRS), a subdivision plan creates new lots that can be sold to others. The final plan is prepared at the completion of construction works, with each lot corner marked on the ground, reflecting the Development Consent. This process is a land survey and must be conducted by a Registered Land Surveyor. 

The final subdivision plan may be for land subdivision or community title and requires multiple endorsements, including those from a Registered Land Surveyor, Council, owners, and mortgagees. The plan may also create easements, restrictions, and positive covenants via a Section 88B instrument.
