What Is A Topographic / Detail Survey?

A topographic survey is the foundation document for any development project. It provides a comprehensive map of site features such as buildings, paths, driveways, retaining walls, and vegetation. The survey also details site levels (contours), visible services, adjoining buildings or land usage, site boundaries and dimensions, and title encumbrances like easements. Additionally, it calculates the site area and discloses any discrepancies in boundary dimensions or other critical information of interest to the designer or next user. 

These surveys are typically aligned with the Australian Height Datum (AHD) and geodetic coordinates to MGA2020. Most Sydney Councils require detailed surveys to be less than two years old at the time of application and are to have been prepared by a Registered Land Surveyor.
